SCOTTISH AND FIFE House Price Statistics Dec 2022 (Watch/Listen)

Average house prices in Scotland increased by 5.7% in the 12 months to December2022, increasing slower than average UK house prices (9.8%) and down from 6.2% in the 12 months to November 2022.

 

On a non-seasonally adjusted basis, average house prices in Scotland decreased by2.9% between November and December 2022, compared with a decrease of 2.5%during the same period 12 months ago. On a seasonally adjusted basis, average house prices in Scotland decreased by 1.4% between November and December2022.

 

Comparing the October 2021 with the provisional volume estimate for October 2022, the volume of transactions decreased by 12.5% in Scotland and increased by 77.3% in the UK.

 

In Scotland, detached houses showed the largest annual percentage change out of all property types, increasing by 8.8% in the 12 months to December 2022 to £343,000. Flats and maisonettes showed the lowest annual percentage change, which increased by 2.4% in the year to December 2022 to an average price of £126,000.

 

The highest annual percentage change was in Midlothian, where average house prices increased by 12.5% in the 12 months to December 2022 to £243,000. The lowest annual percentage change was in City of Aberdeen, where average house prices decreased by 4.0% in the 12 months to December 2022 to £139,000.

 

As with other indicators in the housing market, which typically fluctuate from month to month, it is important not to put too much weight on one month’s set of house price data.

Average house prices in Scotland increased by 5.5% (Fife 6.2%) in the year to November 2022, increasing slower than average UK house prices (10.3%) and down from 7.9% (Fife 9.3%) in the year to October 2022.

 

On a non-seasonally adjusted basis, average house prices in Scotland decreased by1.2% between October and November 2022, compared with an increase of 1.1%during the same period last year. On a seasonally adjusted basis, average house prices in Scotland decreased by 0.8% between October and November 2022.

 

Comparing the provisional volume estimate for September 2021 with the provisional volume estimate for September 2022, the volume of transactions increased by 6.6% in Scotland (Fife 14.8%) and increased by 26.6% in the UK.

 

In Scotland, detached houses showed the largest annual percentage change out of all property types, increasing by 7.9% in the year to November 2022 to £349,000. Flats and maisonettes showed the lowest annual percentage change, which increased by1.8% in the year to November 2022 to an average price of £129,000.

 

The highest annual percentage change was in Midlothian, where average house prices increased by 13.2% in the year to November 2022 to £246,000. The lowest annual percentage change was in City of Aberdeen, where average house prices decreased by 4.7% in the year to November 2022 to £140,000.

 

As with other indicators in the housing market, which typically fluctuate from month to month, it is important not to put too much weight on one month’s set of house price data. However, the Scottish and Fife Housing Markets are holding up well.

UK HOUSE PRICE INDEX SCOTLAND INCLUDING FIFE: July 2022 (Watch/Listen)

Scotland house prices increased by 9.9% (Fife 8.8%) in the year to July 2022, down from an increase of 11.4% (Fife 12.7%) in the year to June 2022. On a non-seasonally adjusted basis, average house prices in Scotland increased by 0.6% between June and July 2022, compared with an increase of 1.9% during the same period a year earlier (June 2021 and July 2021). On a seasonally adjusted basis, average house prices in Scotland increased by 0.3% between June and July 2022.

 

Comparing the provisional volume estimate for May 2021 with the provisional estimate for May 2022, the volume of transactions decreased by 0.6% in Scotland (Fife increased 3.4%). The UK volume of transactions increased by 34.5% over the same period.

 

In Scotland, terraced houses showed the largest increase out of all property types, rising by 11.0% in the year to July 2022 to £164,000. The lowest annual change of all property types was in flats and maisonettes, which increased by 8.0% in the year to July 2022 to £132,000.

 

The largest growth was in East Ayrshire, where prices increased by 19.8% in the year to July 2022 to £129,000. The lowest annual growth for the year to July 2022 was in City of Aberdeen where average prices increased over the year by 0.8% to £149,000.

 

As with other indicators in the housing market, which typically fluctuate from month to month, it is important not to put too much weight on one month’s set of house price data. However the Scottish and Fife Housing Markets are holding up well.
