ZOOPLA UK Rental Market Report – December 2023

 

Executive summary

 

  • The UK is past peak rental growth. We expect annual UK rental growth to halve over 2024 to 5%, the lowest growth since 2021.

 

  • London will lead the slowdown with rents expected to increase by just 2% over 2024 as affordability pressures impact demand.

 

  • Demand is weakening slowly off a high base, down 11% year on year, but still a third higher than the 5-year average.

 

  • There are signs asking rents have overshot in some markets, evidence of growing resistance to higher rents.

 

  • The supply-demand imbalance in rented housing is not going to disappear in 2024 but the market will become more into balanced.

 

  • Rents in regional markets are set to out-perform where affordability is less of a constraint on rental growth.

Zoopla UK House Price Index – NOVEMBER 2023

 Executive summary

 

  • UK house price inflation slows to -1.2%, down from 8.2% a year ago
  • Price falls extend across country, but declines remain modest
  • No acceleration of price falls in markets with highest values
  • Greater realism on pricing supporting new sales volumes which are 15% higher than a year ago and 5% up on 2019 levels
  • Homes for sale touches a 6-year high boosting choice and reenforcing the buyer’s market and downward pressure on prices
  • Sellers accepting 5.5% off the asking price to agree sales, an average discount of £18,000 – the largest gap for over 5 years
  • Discounts to asking prices for agreed sales are 6.1% in London and the South East (£25,000) and 4.8% (or £11,000) for rest of UK

However, if you read any lifestyle articles on selling your home, you’ll soon be told that buyers can’t see past colour, and you need to avoid it if you want to ignite their passion.

 

Now, we love muted Scandi interiors as much as anyone else, but does your home really need to resemble a hip Danish coffee shop to get the highest price?

 

No, it doesn’t, and plenty of colourful homes sell fast and for good money, but there are some tricks to using colour for that perfect balance of self-expression and saleable style.

 

With that in mind, let’s dive into the world of palettes and Pantone numbers by looking at:

 

  • The art of working with colour.

 

  • Where and when to keep things neutral.

 

  • Accessorising with colour.

 

  • Adding colour to kitchens and bathrooms.

 

  • Ideas for wallpaper and paint.

THE ART OF WORKING WITH COLOUR

While a classic camel coat and crisp white shirt underpin many a wardrobe, keeping it neutral in certain areas at home gives your decor the leading role without being upstaged, including:

  • Timber floors like oak and walnut in living areas; sisal or coir matting for high-traffic hallways and stairs; deep pile or Berber carpets for chic and cosy in bedrooms.

 

  • Tiles in natural finishes for floors, walls and splashbacks like stone, marble, cement grey and classic hand-glazed white.

 

  • Kitchen worktops in natural wood, granite, resin, marble or reconstituted stone for durability, timeless style, and universal appeal.

 

  • Taps in brushed metal are more hardwearing than lacquered finishes and less prone to nicks and changes in colour trends.

 

  • Power sockets and switches in either standard white or brushed metal, or painting radiators to match your walls or woodwork so they blend into the background.

  • Textiles can add colour and design to any room, from curtains and cushions to rugs, throws and bedding, or new upholstery on furniture.

 

  • Art is a fast and fun way to express your taste, from original paintings to stylish prints and even your own photos, with frames adding an extra style, from trad to rad.
  • Ceramics, glassware, books, maps, lamps and candlesticks are all quick and easy ways to add colour to any corner or surface.

  • Kitchen cupboard and drawer fronts are interchangeable, and consistently popular colours include navy, sapphire, teal, sage, racing green, anthracite, charcoal and black.

Executive summary

  • House price inflation has slowed from 9.6% to -1.1% over the last year
  • 4 in 5 housing markets are registering small annual price falls
  • Regulation of mortgage lending has built market resilience to higher mortgage rates although    household buying power remains lower
  • Transactions have been hit hardest and will be 23% lower than 2022
  • First-time buyers and cash buyers account for 2 in 3 sales in 2023
  • Low price falls and 5% mortgage rates mean housing is still expensive
  • We expect UK house prices to fall 2% over 2024 as rising incomes steadily repair housing affordability
  • 2024 is set for another year of 1m sales. This could be higher if mortgage rates fall back towards 4% sooner than expected in 2024

  • The front of your home comes in for plenty of scrutiny from buyers (arguably more than any of the rooms) as they look for signs of neglect and possible problems and expense.
  • Buyers visit in different ways, including initial drive-by, arriving for viewings, chatting outside when they leave, returning for a second look, and checking the location at another time of day.

 

  • Despite the saying telling us not to, people do judge a book by its cover, so you may as well encourage it by making your home look irresistible.

 

In short, think about kerb appeal as the poster for a movie, the artwork for an album, or the packaging for a product: it’s the visual gateway to your home that can turn a passing glance into serious interest.

 

 

PATHS, PLANTS AND PARKING

With shorter days, it’s easy to miss autumn’s gradual toll on your front garden, particularly when you’re rushing to work or doing the school run. But buyers will notice, so it pays to keep the following in check.

 

  • If you have a driveway, give it a jet wash to take years off its age. And if it looks a bit bare and hard, place some narrow planters along the edges to soften them with nature.
  • Remove any moss on stone or brick pathways to make them less slippery and more visible, and trim back any straggly grass or foliage.

Cracks can look beautiful in pottery and oil paintings, but not so much on the outside of your home, so pop outside for a quick maintenance audit to see if anything needs some attention.

 

  • Fill and make good any cracks and holes in brickwork or render, wash off salt marks, and paint over historic weather stains.

 

  • Check for any chipped, blistering or ageing paintwork and give it a good sanding down, followed by a fresh coat of weatherproof paint.
  • Clean your windows thoroughly, including the glass and frames, and consider placing lamps or candles on the inside ledges to dress them with a warming glow.

 

Buyers often associate exterior repairs with great expense and hidden problems, but many jobs are easy to fix, and the cost is more than covered by selling faster at a higher price.

 

 

ROOFS AND RAINWATER GOODS

With autumn comes rain, and a watertight home is priority number one. So while there’s still time to get ahead of the weather, use this checklist to spot and solve possible problems before they turn into drama.

 

  • Look up at the roof for any slipped tiles or slates, and to see if any flashings have come loose or need repairing.

 

  • Check the gutters to see if any have become blocked with fallen leaves, nests or blown-around litter, and whether any sections have come loose.

 

  • Do the same for downpipes and ensure their outlets are clear along with the drain covers they pour into.

 

Perhaps it goes without saying that for any leaks in the past, you should make good any stains or damage to remove the thought in the minds of buyers of expensive surprises ahead.

 

 

FOCUS ON YOUR FRONT DOOR

Just like a new pair of shoes can add the finishing touch to an outfit, your front door can be the icing on the cake of your kerb appeal as a friendly invitation for your viewers to step inside.

 

  • Exterior paint comes in all sorts of awesome colours, from a smouldering charcoal grey to a joyous sunshine yellow, or classic British tones like poppy red and racing green.
  • If your front door is beyond saving with paint and needs replacing, think about context and stick with the original character to maintain the most authentic look.
  • Clean and polish any metal door furniture like letterboxes, locks, knockers and knobs to complement all your efforts.

Finally, never underestimate the power of a glowing porch lamp with a soft-tone bulb. Not only for a warm and wonderful welcome, but also for viewers to find their way in the darker evenings.
