How Renovation Can Affect Property Prices

More than 9 out of 10 UK homeowners believe that renovations and decoration can increase the value of a property, according to the results of a recent survey.

The study conducted by Co-Op Insurance found that 91% of those asked thought the price of their home had gone up. It was also discovered that they believe renovation and decoration work were accountable for a £14,900 rise in the value of a property.

We’re moving into a new decade, and so the last thing that you want is for your home to look dated. A feature wall has been the mainstay of every makeover show and glossy magazine before-and-after shoot since the early naughties, however 2020 is set to end this fad. Rather than a singular wall that is adorned with wallpaper, we are going to see all four walls covered with paper – in line with the brighter aesthetic of 2020. Wallpaper has seen something of a renaissance over the past decade, with designs from Gucci and Dior all the way through to stick-and-peel examples flooding the marketplace, and this isn’t set to end this year. Throughout the 2010s, chicness has often been related to strong lines, sharp edges and minimalism, however as we move into the next decade this is set to be turned on its head for an altogether softer look. 75% also confessed to being irritated upon finding that an advert or online listing does not accurately represent a property when visiting in person.

The study also revealed which aspects of a viewing signalled an early exit for many prospective buyers. The main offender was an obvious damp patch, which 60% of buyers said would put a stop to any future transaction, whilst a house on a main road or cracks in the wall would also put an end to the viewing.

For the buyers who are good at seeking out the problematic finer details of the property, there were some decisive reasons for buyers backing out of the viewing, such as dirty toilet pipes, overflowing bins, wheelie bins left in front of the property and faded or yellowed paintwork.

Some viewers take issue with a sellers lack of preparation for the viewing such as untidy rooms, poor DIY and ashtrays left around the house.

Other reasons included logistical problems such as the size of the rooms being too small for the buyer’s furniture or issues with the natural lighting of the property. The current owner’s furniture cluttering up the layout of a room which preventing the buyer’s imagination from running wild led to over a third of buyers to back out of a purchase.

The list showcases the importance of sprucing up your home, both before putting it on the market and before every viewing. A prospective buyer needs to weigh up the additional costs and work involved in buying a property, so ensure you give your home the most generic makeover possible and organise your possessions and furniture in a way that won’t distract the prospective buyer.

Some of these issues might seem very minor to you but it highlights the need to have an experienced agent that can overcome what you see as minor objections so the buyer does not walk away over something that could be trivial in hindsight.

Tips for decorating at Christmas

Yes, it really is that time of year again! Decking the halls is practically obligatory for all of us during the Christmas period, and with so much pressure on presenting a perfectly preened pine tree and creating a winter wonderland so festive that reindeer land on your roof, here are a few tips to help you create a Christmas to remember.

The Tree

For many of us, the focal point of the Christmas decorations is the tree itself and that presents a few initial decisions – the first being the choice between real or artificial. In recent years, the difference between real and artificial trees has narrowed quite substantially, meaning that many of us are now opting for the longer-lasting artificial tree. However, if you like the traditional option of a fresh tree then consider delaying putting it up by a week or so to ensure that it is still looking its best on Christmas morning – one traditional suggestion would be to wait until 12 days before Christmas on December 13th.

Chic or classic

The next decision for that all-important tree is around the decorations themselves; do you go for a chic colour scheme straight from the pages of Vogue or for the traditional charm? If you choose to go for a colour scheme, then keep it clean and simple – whites and silvers are understated and elegant, lending themselves to most homes. Also, to ensure that your tree has maximum impact then extend the theme in to its surroundings and decorate the rest of the room in the same colour palette as your tree. If you shy away from ‘fashionable’ trees and colour-matched accessories, then the traditional Christmas accoutrements of home-made baubles, paper snowflakes and vintage accessories are probably more in-line with your Christmas aesthetic. Dust off those tree decorations given to you by friends and family, made by your children or passed down through the generations and showcase them on your tree of choice; just make sure that they are evenly distributed so they get the admiration that they deserve.

When it comes to surfaces such as mantlepieces, use fruit centrepieces to create a feeling of decadence, with very little expense.

Light it up

For many of us, decorating outside of the home seems like an awful lot of effort for such a short period, however when it comes to adding that touch of festive flavour to the outdoors it doesn’t have to be a lighting extravaganza. Thanks to the homemade delights of Kirstie Allsopp, the Christmas wreath is storming back in to fashion for 2018, with ever-more people opting to create their own wreaths. Simply pick out some choice items for your door wreath – such as pinecones, pine tree branches, fruit and ornaments – and adhere them to a wire frame in the shape of a circle and voilà – your outdoor decorations are complete.

We would recommend shopping around for any item of furniture and not simply furnishing a room just so that it is finished – the general consensus says to wait two weeks before making a furniture purchase just to mull over your options. Buying at specific periods will also help you to save – think Black Friday, Cyber Monday, New Year or summer which all offer extreme discounts.

Finishing Touches

If you’re furnishing a home with a budget in mind then something you will want to avoid is an aesthetic that looks “cheap” or mis-matched, and the finishing touches can help you to create that chic finish which you will no doubt be aspiring to. Soft furnishings should be at the top of your list in terms of finishing off a room – curtains, blinds, cushions and rugs can all set the tone of a room no matter what other furniture is present.
